When should Electrical Inspection and Testing be carried out?

Homeowners

A homeowner should have their property's electrics tested at least every 10 years, or when buying or selling the home, to ensure the electrical installation is safe and up to current standards. It's also recommended to have an Electrical Installation Condition Report (EICR) carried out sooner if the property is older, has had recent major work, or shows signs of electrical issues such as tripping circuits or damaged sockets. Regular testing helps prevent electrical hazards and ensures peace of mind.

Rental Property

A rental property should be electrically tested at least every 5 years, as required by law in the UK under the Electrical Safety Standards in the Private Rented Sector Regulations. Landlords must obtain an Electrical Installation Condition Report (EICR) and provide a copy to existing tenants within 28 days, and to new tenants before they move in. An Electrical Installation Condition Report (EICR) should be carried out accordingly to identify any faults or deterioration.
